While having a solid social following is great, here's where things get tricky—we don’t own our audience. Which means you're building on borrowed land.

Platforms glitch, algorithms shift, and visibility is never guaranteed. That’s why building an email list while you grow your social platforms is non-negotiable. Without a list, you have no leads—which means no deals.

Building an authentic email list gives you a direct way to connect with your audience, provide value, and keep your pipeline flowing.

That’s why I always recommend starting with lead generation first.

I like to use Flodesk workflows and forms—especially the bio link form (which we’ll get into shortly). But first, let’s talk about lead magnets.


Real Estate Lead Magnets

This should feel very natural as a real estate agent.

You’re already working with buyers and sellers—whether it's new construction, relocation, or downsizing. The key is to speak directly to your niche.

The best way to capture leads is to provide value in exchange for an email.

My recommendation is simple: create a buyer’s guide and a seller’s guide.

From there, you’ll create two separate lead buckets inside Flodesk. To set this up, you’ll need:

  • Your guide (PDF or link)

  • An automation workflow (to deliver the guide automatically)
