Nearly 500 Homes Sold, One Simple System: The Annual Review Behind It

Jeremy Kane calls his system boring. He's also closed nearly 500 homes in 13 years as a Realtor and coach in Denver, Colorado.

His business comes down to one thing: showing people he actually gives a crap, before, during and long after the transaction. "To be completely honest, there's nothing special about what I do," he says. "I just have a high bandwidth and I execute at a high level."

A Business Built on Service

Jeremy's path into real estate explains a lot. He earned a psychology degree from Colorado State University and went into corrections, then realized he wasn't helping enough people. So he became a teacher at an at-risk school, and coached high school basketball for 12 years. When he got his license, he knew right away his business couldn't be transactional.

His goal has always been to have an impact on as many people as possible. He's sold homes to kids he once taught, and he gets deals from his daughters' gymnastics gym, old jobs and his friend circles, without being a sleazy salesman. In 13 years, only one deal has ever come from a paid Facebook lead. Everything else came from his sphere, his relationships and his listings. In his words, the system is simple: you show up for people.

His Only System: Showing Up After Closing Day

One of his clients moved in and found a cracked heat exchanger in the furnace, a month after the inspection said it was in safe working order. Jeremy got the seller's HVAC company to pay for a brand new furnace. Years later, when she was ready to move again, she called him, even though his follow-up hadn't been perfect. "That piece of showing up and continuing past the transaction is the reason that she called me."

His annual review keeps that going on purpose, and he calls it his only system. Once a year, each past client gets a gift, usually food, and an invitation to review their home the way they'd review their investments with a financial advisor. He walks through their equity and their loan, and connects them with a lender when it makes sense. He closes every review the same way: if someone at a cocktail party mentions selling, put us on a group text, and I'll give them the same care I gave you.

Why He Never Wanted a Production Team

As people started asking to join him, Jeremy knew he didn't want a team that lives off other agents' commissions while he sits on the beach. "I feel bad leveraging other people," he says. What he loved was coaching. Today, when any of the 300 agents in his organization call, he answers the phone and helps them solve the problem, the same way he shows up for his clients.

You Don't Have to Build Alone
